PROPERTY
The complex, known as the Real Polverificio Borbonico (the Royal Bourbon Gunpowder Factory), is located in the municipality of Scafati (SA), on the border between the provinces of Salerno and Naples, near Pompeii. This expansive 16-hectare property features a remarkable park, historic buildings and pavilions, administrative structures, refineries, and warehouses, and received heritage protection in 1997. Since 2021, the Pompeii Archaeological Park (which holds governmental use rights) has undertaken restoration and remediation efforts, including the maintenance of the tree-lined avenue, the recovery of historic crops, and the renovation of buildings such as the former Drying House and the guards’ shelter. Despite this progress, many of the site’s buildings still require redevelopment to enhance both the historical and environmental value of the site. The development vision aims to restore the area through a Public-Private Partnership (project financing), creating a themed park with green spaces, tourist accommodations, research laboratories focused on environmental sustainability, and areas dedicated to cultural, agri-food, and experiential activities. The initiative seeks to establish an attractive hub that harmonizes the archaeological, cultural, and agricultural heritage of the Vesuvian region.
