PROPERTY
The La Spezia roadstead, recognized for its significant environmental value, stands as one of the largest natural port areas along the entire Italian coast. Located at the far eastern end of the Ligurian coast, it boasts historical and environmental importance alongside the breathtaking rocky shorelines of Portovenere and Lerici, making it a prime destination for nautical tourism. The Waterfront redevelopment project envisions a functional mix of public and private uses tailored to the specific location within the gulf. Key features of the project include the development of a maritime station designed for cruise ship docking. The Masterplan covers approximately 190,306 square meters of land within the maritime state property, with a maximum developable floor area (SUL) of 70,463 square meters. Currently, these areas are occupied by private businesses under maritime state concessions granted by the Port System Authority of the Eastern Ligurian Sea. The private SUL amounts to 57,350 square meters, while the public SUL is 17,965 square meters. Among the private functions, 18,350 square meters of SUL are designated for tourism and hospitality use, while 15,000 square meters are allocated for residential purposes.
