FAIBENE – Fabbrica Italiana del Benessere (Italian Wellness Factory)

Permitted uses: Tourism and hospitality (for the existing building), Other wellness-related functions (for the new construction)

PROPERTY

The project centers on the urban regeneration of the former Colonia Novarese, an important example of rationalist architecture built between 1933 and 1934 as a heliotherapy colony. Situated in southern Rimini, just a stone’s throw from the coast, the area is set to evolve into a vibrant wellness hub. This redevelopment also includes the enhancement of the Thalassotherapy Center across the site, which boasts a beach concession spanning 6,000 square meters. The initiative is a collaboration between the City of Rimini, the Romagna Local Health Authority (Azienda USL della Romagna), and Alma Mater Studiorum – University of Bologna. The goal is to create spaces dedicated to prevention, body care, health, and sports, embracing the vision of a city as a “Wellness Factory” — a “circular and connected” environment that radiates from its core in concentric rings, overcoming physical, functional, and social barriers.
